The Fannie Mae HomeStyle is a special loan program for homeowners who buy properties in need of serious renovation. That’s right, with the Fannie Mae HomeStyle Renovation Program you can buy a home and get the money to repair or improve it in just one loan. This program gives homebuyers more options, such as being able to buy foreclosed homes that have fallen into disuse. Buyers don’t have to turn away what could be their dream home just because they don’t have the money to make it work, and they don’t have to risk getting a second mortgage, home equity line of credit, or other more costly financing method. The HomeStyle program differs from the Federal Housing Administration’s 203K program in that it has different requirements, but also more flexibility. While the 203K only applies to owner-occupants, the HomeStyle program supports buyers who are investing in secondary properties. Here are some more basic features of the HomeStyle program: Qualify for loans based on the as-completed value of the property. The loan amount can match the total value of the home, but it must still follow current Fannie Mae loan limits. The renovation funds do have a cap, at 50% of the total loan value Down payments of 5% for owner occupied 1-2 family homes; 10% for secondary homes, 20% for investment . Loans can be for 15 or 30-year fixed terms. The loan can finance both hard and soft costs. Home buyers can also use the program to refinance an existing mortgage, and for repairs in homes they already own. Do almost any type of improvements or repairs. Finance up to six months of mortgage payments to cover non-occupancy costs during construction. Lender involvement in construction oversight and monitoring provides added value to borrowers. A contingency reserve equal to 15-20 percent of the cost of the renovation is required.
